Estates Manager

The post holder manages the in-house Estates Maintenance Department.and is responsible for ensuring that all maintenance, including outsourced contract work, is carried out to appropriate standards and specifications.
Acts as the Authorised Person/Responsible Officer in relation to the key Hospital engineering systems, including high and low voltage electrical systems and medical gases.
Works closely with the Estates Compliance Manager and supports and deputises for the Head of Estates when necessary. Oversees the development of minor capital schemes relating to backlog maintenance of the estate.
Key responsibilities
- Managing the responsive breakdown and planned preventative maintenance service, ensuring continual development and updating of the systems to maintain safe, cost effective procedures for all the Trusts assets and buildings.
- Compliance with statutory and safety legislation in relation to Estate maintenance. Developing and maintaining associated policies.
- Establishing and monitoring effective quality control and feedback procedures for service users.
- Promoting and developing the culture of responsiveness, ownership and customer care amongst all Estates staff.
- Ensuring economic deployment of resources and materials at all times and developing a system to monitor the cost-effective use of labour.
- Compliance with all statutory and mandatory procedures in respect of mechanical and electrical systems, including sterilisation, lifts, fire alarm systems and services and piped medical gases.
- Development and update of Departmental polices relating to the maintenance and development of the estate.
- Regularly review the provision of maintenance through the use of in-house or external contractors. Commission and manage external contractors in accordance with Trust standing Financial Instructions.
- Managing the procurement of materials / consumables, including management of Estates stores, in compliance with the Trust’s standing financial instructions.
- Manages the devolved estates budgets and monitors expenditure and ensure financial control within delegated ordering limits. Report to the Trust unavoidable cost pressures and plan to provide regular cost improvement.
- Costing of work and carrying out surveys and option appraisals as appropriate.
- Manages the use and development of the Estates Information system (Concept) including the input and use of the asset database and maintaining accurate records.
- Manage system for recharging of Direct Labour / contracted work where appropriate.
- Management of external contractors carrying out maintenance work and service contracts relating to the Trusts assets and buildings, including the authorisation of payments.
- Evaluate training needs for staff, source suitable training programmes and arrange delivery. Maintain and monitor training records for Estates staff.
- Liaise with Health and Safety officer to develop and maintain safe systems of work for all Estates and related works.
- Developing Estate investment programmes in conjunction with Estates colleagues

Qualification/Experience
A formal academic qualification equivalent to HNC or HND or a Degree in an engineering or business studies discipline together with relevant experience is required. Applicants with lesser academic qualifications who have significant experience in a similar role may be considered.
Principle duties and responsibilities:
• To co-ordinate all communications between the customer and the company in a timely manner, from receipt of order through to the end of the warranty period.
• To co-ordinate activity with all internal departments.
• To continually monitor and be responsible for both actual and estimated project expenditure and where variances exist ensure investigation and identification of remedial measures where necessary.

Contracts Manager
A good contracts manager is required to manage house foundations contracts and projects in the Peterborough & Cambridge area predominantly. They will be responsible for planning contracts in conjunction with other depts and subcontractors. They will take managerial responsibility, reviewing estimates, design and front projects with the client from receipt of the order (following hand over from the sales team) through to final completion. Therefore, candidates will need previous experience in a contracts management role in the construction industry. They must have a managerial CSCS card. Candidates are likely to have a NHC or HND in civil engineering, some autocad skills, excellent managerial and people skills, good communication, organisation, planning, influencing and negotiating skills in addition to a wealth of knowledge and experience in the construction industry. Candidates must be self managed, computer literate and have a reasonably clean driving licence.

Project Engineer

My client design and manufacture water cooling towers and associated equipment. Offering a broad product range as well as a bespoke service for the more complex customer specifications.
Once the order has been placed, it is passed over to the project engineer who liaises with the production team and sub-contractors to ensure that the project is delivered on time and to the client’s satisfaction. The project engineer is also responsible for the preparation of manufacturing drawings on AutoCAD - usually modifications to existing drawings, as well as bespoke drawings for more complex projects. They are required to place sub-orders for ancillary equipment such as craneage, transport and scaffolding. Once the towers have been manufactured, the project engineer liaises with the customer to arrange delivery and installation.
